Supply pipelines, absorption rates and handover schedules tell you more about the next eighteen months than sentiment ever will. Read them first, and read them without the commentary attached.

Three things are worth checking before anything else:

  • Handover volume in your specific sub-community, not the emirate-wide figure.
  • Service charge trajectory over the last three years - a quiet drag on yield.
  • The developer's completion record, which is a better guide than the brochure.

Then read the motivation on the other side

Price is a function of leverage, and leverage is a function of who needs to move. A seller with a deadline and a buyer with none are not in the same negotiation, whatever the asking figure says.
